Terms & Conditions

By using jmvillas.homes, submitting an inquiry, or booking JM Villas, you agree to these Terms & Conditions, the Rental Agreement, House Rules, Pet Policy, Cancellation Policy, and any platform terms that apply to your booking.

Property and Booking

JM Villas is a short-term vacation rental located in Myrtle Beach, South Carolina. Reservations are subject to availability, payment, guest eligibility, approval of pets where applicable, and acceptance of the rental agreement.

Guest Requirements

The primary booking guest must be at least 25 years old, must stay at the property for the full reservation, and may be required to provide a valid government-issued photo ID within 24 hours of booking.

Occupancy

Maximum occupancy is 8 guests including children. Only registered guests may stay overnight.

Check-In and Check-Out

Check-in is after 4:00 PM EST. Check-out is by 11:00 AM EST. Unauthorized late check-out may result in additional charges.

Security Deposit and Damage

A refundable security deposit of $350 may be required for direct bookings unless handled by the booking platform. Guests are responsible for damages, missing items, excessive cleaning, HOA fines, smoking, pet, or unauthorized guest violations.

House Rules

No smoking or vaping inside the condo or on the balcony. No parties or events. Quiet hours are 9:00 PM to 9:00 AM. HOA rules must be followed.

Pet Policy

Pets are allowed only with prior approval. Maximum 2 pets. Pet fee applies. Pets must stay off beds, sofas, and furniture. Service animals are welcome.

Cancellation Policy

All bookings are non-refundable unless a different written policy applies on the booking platform. Cleaning fees and refundable security deposits will be refunded if the guest does not check in. No full refunds will be issued unless there is a mandatory evacuation declared by the Governor of South Carolina for the property area.

Liability

Guests assume risks associated with use of the property, pool area, balcony, stairwells, parking areas, appliances, furniture, and child-related items.

Governing Law

These terms are governed by the laws of South Carolina, with disputes resolved in Horry County, South Carolina.
